Teachers House Phase 1
Leighton Contractors (Malaysia) Sdn Bhd negotiated a contract with a local concessionaire to build 10,000 apartments in three stages for use as teachers’ quarters, throughout the states of Pahang, Selangor, Kuala Lumpur, Perak, Kedah, Perlis and Penang. Leighton’s involvement in stage I was the project management of 2,800 units, whilst for stages II and III Leighton was the contractor for the balance of 7,200 units.
This involved building apartments on 90 sites, with a density ranging from 40 to 250 units per site.
Generally, the construction consisted of piled foundations, ground beams, slab cast on ground, precast concrete frames with pre-cast lightweight in-fill wall panels internally and externally, timber roof trusses, concrete roof tiles with internal finishes of tiles and parquet flooring, painted walls, aluminium casement or sliding windows, balconies with railings and painted external concrete walls. On average there are over 640 pre-cast structural components in each block. All external works, roads, services and landscaping were provided for, as was the upgrade of the infrastructure which surrounds each site.
Critical to the realisation of the project was Leighton’s involvement in arranging the financing for Stages II & III, through the placement of long-dated zero-coupon bonds in the Malaysian Private Debt Securities Market.
